Public Hearings
- CU 2025-0001 – Conduct a Public Hearing to Consider/Discuss/Act on the request by Kevin Havlovitz, Alliance Construction & Design, Inc., Applicant, on behalf of Will Dorsch, M & D Realty, LLC, Owner, for a Conditional Use Permit to allow construction of a 41,000 square foot commercial vehicle sales, service and repair facility, on property located at 2600 Eaton Road (Parcel B-94-7). Resolution # V-09-2025
This item pertains to a proposed development adjacent to the Dorsch automobile dealership. The development plan includes a lot, various structures, stormwater treatment facilities, and other site improvements. Access to the site is proposed to be from Eaton Road, which is similar to the access used by the existing dealership.
New Business
- CSM 2025-0001 – Consider/Discuss/Act on the request by Brad Rymer, Vierbicher, Applicant, on behalf of John Bunker, Cottage Road Development, LLC, Owner, for approval of a two-lot Certified Survey Map for Parcel B-38-4, generally located on the south side of the future Egan Lane, approximately 630' west of S. Huron Road (County Highway EA).
The first item for discussion regarding new business pertains to a review of a Certified Survey Map (CSM) that aims to divide one parcel of land into multiple new parcels. This includes the creation of one outlot and two primary lots. The CSM aligns with the Village's Comprehensive Plan and is part of several steps toward future residential development. - CSM 2025-0002 – Consider/Discuss/Act on the request by Brad Rymer, Vierbicher, Applicant, on behalf of Scott Steinfort, Community First Credit Union, Owner, for approval of a four-lot Certified Survey Map for Parcels B-38 and B-38-3 generally located at the southwest corner of S. Huron Road (County Highway EA) and Eaton Road (County Highway JJ).
New Business Item L.2. is similar to Item L.1. and involves a proposed certified survey map for four lots. The parcels under review are situated around the existing Community First Credit Union. The proposed lots are intended for future residential development. - PLAT 2025-0001 – Consider/Discuss/Act on the Request by Brad Rymer, Vierbicher, Petitioner, on Behalf of Scott Steinfort, Community First Credit Union and John Bunker, Cottage Road Development, LCC, Owners, for approval of a Preliminary Plat of McAuliffe Acres North Subdivision, 20 Single-Family Residential Lots and 4 Two-Family Residential Lots, generally located south of Eaton Road (County Highway JJ) approximately 950’ west of S. Huron Road (County Highway EA) on Parcels B-38, B-38-2 and a portion of B-38-4.
This item pertains to a proposed preliminary plat for expanding existing residential neighborhoods in the Eaton Road and Egan Lane areas. The proposed development includes the extension of Egan Lane and the creation of a new road that will connect Egan Lane to Eaton Road. Furthermore, the development will incorporate essential infrastructure improvements and future roadway stubs to the south. - PLAT 2025-0002 – Consider/Discuss/Act on the Request by Brad Rymer, Vierbicher, Petitioner, on Behalf of John Bunker, Cottage Road Development, LLC, Owners, for approval of a Preliminary Plat of McAuliffe Acres First Addition, 25 Single-Family Residential Lots, generally located at the terminus of Barley Way and the terminus of North Warm Springs Drive (Parcel B-2490 and a portion of B-38-4).
This Preliminary Plat review examines the proposed First Addition to the McAuliffe Acres subdivision. The development plan extends Warm Springs Drive to the north and expands Barley Circle from the west. Additionally, the project will fully extend the necessary utilities and create additional roadway connections to manage local residential traffic better. - Award Spring Tree Planting Bid Award to Property Solutions; $36,000.00.
The Village Board will review a proposed contract for planting 120 trees (84 general and 36 subdivision). The Village aims to partner with Property Solutions, the lowest bidder, for installation in spring. - Award Exterior Signage Project to Reinhold Sign Service (BG03); $7,650.00.
As part of the BG03 Bellevue Administration Addition project, the Village Board will review a proposal for new exterior signage. The plan includes replacing the signage on the north side of Village Hall (facing Eaton Road) with the words "Bellevue" and "3100." This design will be consistent with the existing signage. On the south side of Village Hall (facing the parking lot), new signage will be installed that will display "Bellevue," along with the words "Offices" and "Municipal Court." The purpose of this wayfinding signage is to provide clear guidance to visitors and community members. All existing signage related to the Fire Department will remain unchanged.
